As the weather cools across Central Virginia, a little preventive work now saves expensive repairs later. Fall is the season to button up your home before winter storms, freezing nights, and heating season arrive. Use this checklist to protect your biggest investment.

Clean and check your gutters

Clogged gutters send water where it doesn't belong — against your foundation and behind your siding. Clear leaves and debris, then run water through to confirm proper flow. Check that downspouts carry water several feet away from the house, and look for sagging sections or loose fasteners while you're up there.

Seal gaps and re-caulk

Walk your exterior and look for cracked caulk around windows, doors, and trim. A fresh bead keeps drafts and moisture out — and keeps your heating bill down. Pay close attention to where different materials meet, like where trim meets siding or where pipes enter the house.

Service your HVAC

Replace filters and schedule a furnace check before you rely on heat daily. A quick tune-up catches small problems before they leave you without heat on the coldest night of the year. While you're at it, test your thermostat and make sure vents are open and unobstructed.

Protect outdoor faucets and irrigation

Disconnect and drain garden hoses, and shut off and drain exterior spigots if they aren't frost-proof. A burst pipe from a hard freeze is one of the most common — and most preventable — cold-weather claims.

Inspect the roof and chimney

From the ground, scan for missing, curled, or damaged shingles. If you use a fireplace, have the chimney inspected and swept before the first fire. Catching a small roof issue in the fall is far easier than chasing a leak in January.

Test safety devices

Replace the batteries in smoke and carbon monoxide detectors and confirm each one works. Heating season is when CO risk is highest, so this five-minute task matters more than it seems.
