A deck is one of the best parts of a home in our Central Virginia summers — but it lives outside, exposed to sun, rain, and seasonal swings all year. With a little routine care, it stays beautiful and safe for decades. Neglect it, and you're looking at repairs or a full rebuild. Here's how to keep yours looking new.
Clean it at least once a year
Dirt, pollen, mildew, and leaf debris trap moisture against the wood and break down the finish. Once a year — ideally in spring — give your deck a thorough cleaning with the right cleaner for your wood. Avoid blasting it with a too-powerful pressure washer, which can gouge the surface and do more harm than good.
Re-stain or seal on schedule
Finish is what stands between your deck and the weather. Most decks need a fresh coat of stain or sealer every 2 to 3 years, sooner if water stops beading on the surface. A simple test: sprinkle water on the boards. If it soaks in instead of beading up, it's time to re-coat.
Inspect for safety every season
Wood moves, fasteners loosen, and connections wear. Each season, walk the deck and check for:
- Loose or wobbly railings and balusters
- Popped nails or screws and soft, spongy boards
- Rot where boards meet the house or the ground
- Wobble in the stairs and posts
Railings and stairs are safety items — address anything loose right away.
Keep water moving
Most deck damage comes down to one thing: trapped moisture. Sweep debris out from between boards, keep gaps clear so water drains, and trim back plants that hold dampness against the structure. Pay special attention to where the deck attaches to the house — that connection is where hidden rot loves to start.
Catch small repairs early
A single rotted board or loose railing is a quick, inexpensive fix. Ignored, that same moisture spreads to joists and framing, and a small repair becomes a major one. Tackling problems while they're small is the whole secret to a deck that lasts.
