Press the test button monthly and replace batteries at least once a year. These devices protect your family, and a dead detector is no protection at all. If yours are more than ten years old, replace the units entirely.

Keep gutters and drainage clear

Water is the number one enemy of any home. Clogged gutters and poor grading send water against your foundation, into your basement, and behind your siding. Clean gutters at least twice a year and make sure the ground slopes water away from the house. So much expensive damage traces back to this one issue.

Watch for plumbing leaks

A slow drip under a sink or a running toilet seems minor, but it wastes water and quietly rots cabinets, floors, and framing. Check under sinks, around the water heater, and behind toilets a few times a year. Catching a leak early is the difference between a washer and a wall.

Seal gaps and refresh caulk

Caulk around windows, doors, tubs, and exterior seams dries out and cracks over time. Those small gaps let in water, drafts, and pests. A fresh bead of caulk is cheap insurance against moisture damage and higher energy bills.

Service the water heater

Sediment builds up in the bottom of a tank and reduces efficiency and lifespan. Flushing it annually and checking for corrosion helps it last and lowers the odds of a sudden — and messy — failure.
